Highway Exposure
Highway Exposure, originally part of the Solna One property, but partitioned by Mengus in 2008, was built by construction company JM. It has a first-class location along Sweden’s main motorway E4 at the northern entrance to Stockholm.
The characteristics of the property fit well with Mengus’ investment strategy. The already on acquisition attractive exterior of the buildings signalled high quality while targeted refurbishment measures were required to update the interior layout.
Leasing efforts could be successfully completed within a short period of time despite the property being 50% vacant at acquisition. New tenants included companies such as SJ Service Academy, Candy King and Epsilon.
In June 2008, Highway Exposure was divested fully let to the German fund CS Euroreal.
